About Kathy Stewart, Owner of Stewart Properties:

 

1976-Present: 25 years construction experience rehabilitating, managing, and constructing residential units.

1989-Present: Stewart Properties specializing in the management of general partnerships and leasing of all types of investment real estate including apartments, comdominiums and single family residences.

1990-Present: Private investor and portfolio manager for real estate investment partnerships.

1993-2000: I have worked for the last five years on an asset management program for institutional clients, to manage their REO (Real Estate Owned) portfolios.

Leasing Services

 

Stewart Properties will provide full leasing services for owners who enjoy managing their property. Our team approach will provide you with the best tenant. We will accomplish this goal by:

 

  • Previewing the property and making cost effective suggestions to prepare it for rent and optimal income flow.

  • Maximize property exposure through our network of brokers, relocation companies, internet and newspaper advertising.

  • Thoroughly screening tenants, providing credit checks, and verifying all income and legal obligations.

  • Interviewing potential tenants and establishing that the tenant, property, and owner are a suitable match.

  • Communicating with you, the Owner, to make recommendations and review and approve applicants.

  • Securing the Lease, House Rules, Move-In Condition, Security Deposit Refund, and Smoke Detector agreements from the tenant.

  • Collecting the first month's rent and security deposit in certified funds.

 

Leasing Services Fee Structure:

 

Owners:

Leasing services are provided at our one-time low fee of one half of the first month's rent, plus an advertising deposit of $150.00. Any unused portion of the advertising deposit will be refunded.

 

Renters:

(These fees are paid by the renter when an application is accepted/approved.)

  • $30.00 credit check fee for each adult (18 or older) intending to occupy the property.

  • $25.00 file setup fee (paid when application is approved).

  • Security deposit and first month's rent paid in certified funds, i.e. cashier's check, cash, or money order (paid when application is approved).

  • Facilitate rapid turnaround on move-outs

  • Perform routine property inspections

  • Maintain a trust account that secures all deposits

  • Provide monthly statements of income and expense

  • Recommend cost effective methods to increase value and cash flow

  • Charge competitive management fees tailored to the investor's needs

Property Management Fee.....................................9.5-10% of monthly gross income

Minimum Fee..........................................................$85.00

3-7 Units

Setup Fee.................................................................$150.00

Advertising Deposit................................................None, unless vacant

Leasing Fee.............................................................$175.00

Property Management Fee.....................................8.5% of monthly gross income, with a minimum of 75% of a scheduled monthly gross management fee

8-15 Units

Setup Fee.................................................................$150.00

Advertising Deposit................................................None, unless vacant

The management fees quoted are general guidelines. The fee schedule that you negotiate will be based on your property's unique profile.

Renters:

  • $25.00 file setup fee (paid when application is approved).

·       Information we receive from you on applications and other forms or through your correspondence or communication with us including through the mail, by telephone, or over the Internet.

·       Information we receive from third parties, such as consumer reporting agencies, to verify statements you’ve made to us, or regarding your employment, credit, or other relationships; and

·       Information about your transactions with Stewart Properties and other companies outside of Stewart Properties

We are permitted to share information with other companies in certain circumstances.  For instance, we may share all of the information we collect with companies assisting us in servicing your account, with government entities in response to subpoenas or regulatory requirements, and with consumer reporting agencies.

We do not share your information with companies that seek mailing lists to be used for advertising purposes.

You may have other privacy protections under state laws.  We may amend this privacy notice at any time, and we will inform you of changes as required by law.
