Previewing the property and making cost effective suggestions to prepare it for rent and optimal income flow.

Maximize property exposure through our network of brokers, relocation companies, internet and newspaper advertising.

Thoroughly screening tenants, providing credit checks, and verifying all income and legal obligations.

Interviewing potential tenants and establishing that the tenant, property, and owner are a suitable match.

Communicating with you, the Owner, to make recommendations and review and approve applicants.

Securing the Lease, House Rules, Move-In Condition, Security Deposit Refund, and Smoke Detector agreements from the tenant.

Collecting the first month’s rent and security deposit in certified funds.
Leasing Services Fee Structure:
Owners:
Leasing services are provided at our one-time low fee of one half of the first month’s rent, plus an advertising deposit of $150.00. Any unused portion of the advertising deposit will be refunded.
Renters:
(These fees are paid by the renter when an application is accepted/approved.)

$30.00 credit check fee for each adult (18 or older) intending to occupy the property.

$25.00 file setup fee (paid when application is approved).

Security deposit and first month’s rent paid in certified funds, i.e. cashier’s check, cash, or money order (paid when application is approved).
